1.Initial Engagement: Identifying that the client wants to purchase a property and getting contact details to begin engagement
2.Client Profile: A quick, easy to answer questionnaire around their thoughts on purchasing a property. Assess their general ability to afford a property purchase e.g., Deposit size, income, support network etc.
3.Consultation: Meet with the client to discuss the client brief, their goals and what they are looking to achieve in the property space. Educate and make general recommendations in what direction they should go in.
4.Sign Contract: Send through a contract to be signed for services offered. Selecting which package is most appropriate for our services. 20% deposit upon commencement.
5.Connect client with investment Savvy Mortgage Broker: This will allow the client and YPJ to have an in-depth understanding into the client’s capacity, borrowing power and what type of properties we can look for.
6.Client Brief: Detail an in-depth property strategy, buying strategy and what areas we are targeting. This will allow both YPJ and the Clients to focus on key buying rules throughout the process.
7.Property Viewing & Agent Relationships: Start deep diving in the desired areas, viewing open house, developing relationships with agents, assessing competition and getting a feeling for the local market. This also includes Video open homes, detailed feedback reports on properties and dialogue of agent interactions.
8.Securing the Property: Analyse properties through our databases, comparables and market conditions. Negotiate with agents on price and conditions with a close communication with clients on every move.
9.Prepare for contract conditions: Work closely with broker, building and pest contracts, solicitors to ensure the client satisfies conditions for unconditional.
10. Property secured: Property goes unconditional. Balance of fees due.
11. Settlement: Ensure the property is ready for settlement, conduct a pre-settlement inspection with welcoming gift!
12. Property Management: Prepare Form 6 to assist in setting up property for management services.
13. Project Manage Value Adds: Outline a detailed renovation plan with quotes and pricing on any works required to add value to property. This will ensure the property maximises more rental income and increases the potential equity in the property.
